Disruption is often seen as a positive force, but when it comes to buying a home, it can actually work against you.
The seller has to want to sell to you specifically. If you create potential disruptions that hinder their ability to close escrow smoothly and on time, you'll likely be eliminated from the transaction. Sellers seek cooperative partners, not disrupters who create roadblocks, whether by bringing in an attorney instead of an agent or using a different title company.
If your goal is simply to purchase the home you want, being disruptive and challenging the seller's preferred processes will only hurt your chances - especially in a competitive market. The seller will go with the smoothest option.
However, if your aim is to make a statement and intentionally disrupt the traditional system, then by all means, be disruptive.
But first, be clear on your true objective. Buying that particular home? Or upending the system? Your method should align with your goal.
